Eligibility

 

Coppermine Run is a Low-Income Housing Tax Credit (LIHTC) community, and a portion of its apartment homes are subject to income and occupancy restrictions. Qualification & Verification

To apply for housing, applicants must contact the leasing office to prequalify. The leasing office will verify income status and eligibility.

  • Household income must not exceed Washington-Arlington-Alexandria, DC-VA-MD HUD Metro FMR area median income limits as published annually by HUD:

    • 1 person - $68,880

    • 2 people - $78,720

    • 3 people - $88,560

    • 4 people - $98,340

    • 5 people - $106,260

    • 6 people - $114,120

    • 7 people - $121,980

  • Income is calculated based on the household's annual gross income, which includes income from assets. All assets and income must be verified in writing including, but not limited to the following:

    • Employment, Unemployment

    • Government Assistance, TANF, etc.

    • Social Security, Pension, Veteran's Benefits

    • Disability

    • Savings and checking

    • Property, home, stocks, bonds, annuities, IRA, etc.

  • All income will be confirmed in writing from appropriate income verification forms.

  • Landlord references, credit history, and criminal background will be reviewed and taken into consideration.

  • Failure to completely and accurately fill out the application is cause for immediate disqualification. Management will notify the applicant in writing if rejected.

  • Processing fee may apply

How to Apply

 

Step 1: Online Application

To begin the application process, complete the Online Application form via our online leasing portal. Please designate a head of household to answer the questions in detail and include all additional occupants on the same application. Please note that filling out the form does not guarantee qualification for housing, nor does it guarantee a preferred apartment or move-in date. Our team will work closely with you on all available options upon completion of the application.

The Application should take about 30 minutes to complete and requires a $60 non-refundable application fee per household and a $200 reservation fee once the form has been completed and reviewed by our leasing team. These allow us to run a credit and criminal background check to provide you with a preliminary approval or denial of your application. We take your privacy very seriously. Before you begin, please collect the following required documents to upload to your Online Application. All documents will be reviewed by our leasing team within one business day upon the receipt of a complete and signed application.

Required Documents

The following required documents may be uploaded within the online leasing portal.

Each occupant over the age of 18 will be required to upload a valid government-issued photo ID.

Each occupant over the age of 18 will be required to upload the following to verify income:

  • Four most recent pay stubs from all jobs

  • The previous year’s tax return if self-employed

For all children under the age of 18, you will need to upload the following to verify identity:

  • Birth certificate

Step 2: Initial Application Review

Once we have received your completed Online Application, our team will reach out to you by the following business day to review apartment availability and the next steps in the application process. (Note that available apartments in the online system may already have pending applications.) If necessary, our team will also schedule a virtual or in-person Initial Application Appointment during which we will ensure all application payments and additional required documents are successfully submitted.

Initial Application Appointment

During the Initial Application Appointment, our team will help you complete any additional forms where applicable. Depending on each occupant’s financial circumstances, the following forms may also be required:

Required Payments

Upon completing the Online Application and the Initial Application Review, you will be provided with a link for payment. Application fees include a $60 fee per household for screening and a $200 reservation fee. At move-in, the reservation fee will be applied to your security deposit. Reservation fees are non-refundable after 72 hours. Payments must be completed via the online leasing portal by logging into your account.

Step 3: Compliance Review and Approval

Upon receipt of all required payments, documents, and forms our team will review the file for compliance. If approved, we will contact you to schedule a move-in date. If denied, we will contact you with the reason for denial. The entire application process can typically be completed in approximately 5 business days.
