Pricing & Availability

Apartment homes at Coppermine Run are offered on a first come, first served basis for qualified applicants. Some unit types may have limited availability. For current and future availability, please contact the leasing office or visit the Contact page. For additional information about qualifications, please visit our Eligibility page.

Yes. Coppermine Run charges a $60 non-refundable application fee per household and a $200 reservation fee once the application has been reviewed. The reservation fee is applied toward the security deposit at move-in and becomes non-refundable after 72 hours. Fee amounts and policies are subject to change; please review the Apply page for current details.

Coppermine Run does not maintain a waitlist. Apartments are offered on a first-come, first-served basis to households that meet Eligibility requirements when a unit becomes available. Availability depends on when current residents provide notice to vacate, and future move-outs cannot be predicted in advance. If no apartments are available at the time of inquiry, our team will let you know and encourage interested applicants to check back regularly, as availability can change.
Income Eligibility

Coppermine Run participates in the Low-Income Housing Tax Credit (LIHTC) program, which provides affordable rental housing to households that meet specific income limits. Eligibility is income-restricted, meaning households must fall within set income thresholds to qualify. Rents are not income-based and are not calculated as a percentage of household income.

Coppermine Run is a Low-Income Housing Tax Credit (LIHTC) community subject to income and occupancy restrictions. Household income must not exceed HUD-published income limits for the Washington-Arlington-Alexandria metro area, which vary by household size. Application Process

Applications are reviewed based on income eligibility, rental history, and standard background screening in accordance with fair housing and LIHTC guidelines. Coppermine Run does not accept co-signers or guarantors, and all household members must be listed on the application.

Applicants must provide a valid government issued photo ID as part of the application process. A Social Security number is not required to apply. Documentation requirements may vary; please confirm current requirements with the leasing office.

All adults and minors living in the apartment must be listed on the application and lease. Minors are considered occupants of the household, and all adults must be listed regardless of whether they earn income.

No, Coppermine Run does not accept co-signers or guarantors.

Yes. Self-employed applicants may qualify, but additional income documentation is required as part of the application and compliance process.

Once a complete and signed application is submitted with all required documents, the application process can typically be completed in approximately five business days. Processing times may vary; please refer to the Apply page for a full overview of the process.

If an application is denied by our compliance team, the applicant will be notified directly. Coppermine Run does not offer an appeal process. In the event of a denial, the holding fee will be refunded.
Applicants are welcome to reapply after 45 days if their circumstances change. If an applicant chooses to cancel their application, the holding fee is refundable within 72 hours of payment. Cancellations made after that window are non-refundable.

Lease Terms

Coppermine Run currently offers 12-month lease terms only.

Once approved, applicants will be asked to sign the lease agreement. On the scheduled move-in date, the security deposit and any required move-in fees must be paid either by cashier’s check or money order before keys are released.

Move-in timing is discussed early in the application process, once an apartment is assigned. Your move-in date is confirmed before any holding fees are collected, so you’ll know exactly when your apartment will be available based on current availability.
Apartment Accommodations

Apartments are unfurnished unless otherwise noted.

Yes, residents may rent an in-unit stackable washer and dryer for $50 per month. Apartments include washer and dryer hookups should you wish to bring your own stackable units.

Yes. Accessible apartment homes are available. Please notify the leasing office of any accessibility needs.
Amenities

Coppermine Run offers a variety of community amenities, including a swimming pool and sundeck, fitness center, tennis court, sports court, walking trails, playground, barbecue grill areas, and is walking distance to the Herndon ClockTower Shopping Center. Yes. Guests are welcome to use the pool and fitness center when accompanied by a resident. Each household may bring up to two guests at a time, and the resident must be present while amenities are in use. Please note that Coppermine Run does not have a clubhouse.
Pets

Yes. Coppermine Run is a pet-friendly community, with a maximum of two pets per household. There are no breed or weight restrictions at this time. Pet policies are subject to change. Please contact the leasing office for the most current information.

Coppermine Run charges a one-time pet fee of $300 per pet, along with $40 per month in pet rent per pet. Service animals and emotional support animals are welcome; approved service or support animals are not subject to pet fees or pet rent once required documentation is verified.
Parking

Parking is available for residents and requires a parking sticker. To receive a sticker, the vehicle must be registered to a resident listed on the lease. Coppermine Run does not offer exceptions to this policy. Parking policies are subject to change; please confirm current requirements with the leasing office.

Yes, guest parking is available through the Zark Parking App. Visitors must register their vehicle within the app and pay the daily fee. Once registered, guests will receive confirmation with an assigned parking space. Vehicles parked in an unassigned or incorrect space may be towed. Guest parking availability and fees are subject to change.

Coppermine Run offers convenient access to transportation by car, bus, and rail. The community is located next to Route 28 and the Dulles Toll Road, making it easy to commute throughout Northern Virginia. Public bus service is available via Fairfax Connector, and the Innovation Center Metro Station and the Herndon Station are each approximately 1 mile away. Dulles International Airport (IAD) is a quick 6-minute drive from Coppermine Run.
Utilities & Internet

Rent at Coppermine Run includes the apartment home only. Gas and electricity charges are paid directly to the service provider by the resident. Water and sewer charges are paid to the Leasing Office. All utilities are based on individual usage.

No. Cable and internet services are not included. Residents are responsible for setting up service and arranging payment directly with their chosen provider. Verizon does offer affordable cable packages to residents at Coppermine Run.
Living Here

Residents can submit maintenance requests through the online resident portal or by contacting the leasing office directly. Emergency maintenance is available 24 hours a day.

Yes. Emergency maintenance is available after hours. Residents can call the emergency maintenance line and follow the prompts to reach the on-call maintenance team. Detailed instructions are provided at move-in.

Residents are responsible for receiving their own packages and deliveries. Coppermine Run does not accept or hold packages at the leasing office. There are also several Amazon Locker pick up locations located within walking distance of Coppermine Run.

Rent is most easily paid through the RentCafe resident portal or mobile app, which is the preferred and most efficient method for payments. Residents may also pay by cashier’s check, personal check (including the building and apartment number), or through the WIPS electronic system.
The leasing office is happy to assist with RentCafe setup or answer any payment-related questions.

Yes! Coppermine Run hosts periodic resident events and activities designed to help neighbors connect and enjoy the community. Details about upcoming events are shared through email notifications and posted flyers, so residents can stay informed and join in.
